No matter with whom you are dealing, or how nice they seem to be, you should never rely on an oral agreement. In most cases, a written agreement will prevail over an oral agreement. For example, if you and the seller have agreed that the refrigerator will be included in the purchase of the house even though the MLS says it will not, having this agreement in writing will protect you in the event the refrigerator is not in the home the day escrow closes.
